Renovate When:

The foundation, framing, and building envelope are fundamentally sound. The footprint supports the vision you have. The scope is an upgrade, not a reconstruction.

Consider Rebuilding When:

The renovation scope exceeds roughly half the home's market value. Core systems are all at end of life. The layout and vision cannot be reconciled inside the existing walls no matter how much you spend.

Mountain Renovation Engineering
At 7,000–9,000 Feet.

When we open a mountain home, we look hard at the realities that destroy lesser renovations: ice dams from heat escaping through a poorly sealed roof, freeze-thaw damage at foundations and decks, undersized or leaking building envelopes. HVAC pulled out and replaced has to be re-sized for altitude.

We re-insulate with Rockwool mineral wool — batts in the cavities and continuous rigid board on the exterior. We specify Pentair / Naie Everpure water filtration. Read more on cold roofs and blower-door testing.

Yes — quality winter remodeling is absolutely possible in Park City with the right crew and sequencing. At 7,000–9,000 feet we plan around 100+ PSF snow loads, use cold-weather concrete practices, and address ice dams and freeze-thaw.

What's the difference between a design-build remodel and hiring an architect + GC separately?

In the traditional split, the architect designs and the contractor prices it — often revealing the budget gap too late. Our design-build model uses The Alignment to put everyone on one budget and one vision before design begins.
