The Future of Modern Mountain Architecture: What Park City Will Look Like in 2034
Eight winters from now, the Olympic flame will burn again in Utah. The world's cameras will pan over the Wasatch — over Park City, Deer Valley, Heber, the Utah Olympic Park — and they will frame a landscape that has been quietly rebuilding itself for a decade. The question every architect and builder working in these mountains should be asking is not what will be finished by 2034? but what will still look right in 2064?
Mountain architecture is in the middle of its most meaningful shift since the post-war ski-resort boom. The timber-and-antler "lodge" vocabulary that defined the 1990s and early 2000s is not disappearing — it is being retired from the main stage. In its place, a quieter, more demanding, more technically literate architecture is emerging. It is the architecture Park City will be building into in 2034, and the architecture that will age the best when the Games move on.
This piece is our read on where the form is going, based on the homes we are designing now, the conversations we are having with architects on both coasts, and the material and building-science research coming out of alpine design practices across the world.
1. The End of the Lodge, the Return of the Landscape
For thirty years, mountain homes competed on expression. Exposed trusses, soaring stone fireplaces, antler chandeliers, log-cabin aesthetics scaled to 15,000 square feet. The intent was legible: I am a mountain home. I am rustic. I belong.
The homes being drawn for Park City in 2026 and 2027 are doing something nearly opposite. They are quieting down to let the site speak. Flat roofs and low-sloped gables that disappear into ridgelines. Bronze-anodized window frames that recede instead of projecting. Material palettes that take their cues from the pinyon bark and sagebrush and weathered basalt that already lived on the lot.
This is not minimalism for minimalism's sake — that was a trend-cycle move, and trends age. This is what architects call site-first design: the building is a frame for the landscape, not a statement on top of it. In Park City specifically, that means homes that respect the ridgelines visible from Old Town, that honor the Park City Municipal ridgeline-protection rules without fighting them, and that are designed to weather into the hillside rather than stand apart from it.
By 2034, we expect the dominant aesthetic conversation in the Wasatch Back to not be about "modern versus traditional" but about presence versus recession. The best homes will be the ones that are almost invisible from the trail but extraordinary from the inside.
2. Performance Is the New Craft
For most of architectural history, craft was visible: the joinery, the stonework, the coffered ceiling. In the next decade, the craft that will distinguish a great home from a merely expensive one is largely invisible. It lives in the building envelope, in air-barrier detail at every window jamb, in the mineral-wool continuous insulation behind the siding, in the triple-pane glass with a center-of-glass U-value below 0.20, in the cold-roof assembly that moves snow without ice-damming, in the HVAC distribution that maintains room-to-room comfort within 2°F across 12,000 square feet at 8,500 feet.
By 2034, performance will be the first thing sophisticated buyers ask about. Not square footage. Not bedroom count. Blower door number. Heating load per square foot. Peak electrical demand. Ability to operate off-grid for 72 hours in a winter storm.
The reason is simple: the buyer has changed. A generation of owners has now watched their friends' "luxury" homes fail at 8,500 feet — ice dams tearing off fascia, windows that fog in January, heating systems that can't keep the primary bedroom above 64°F when the canyon wind is running. They have learned. The next decade of mountain architecture is going to be built for them, and it will make the homes of the 2000s feel like drafty antiques.
Our 100% blower door pass rate is not an accident. It is a discipline. And by 2034, it will be an industry baseline — with the top homes performing at levels that today are called "Passive House" and tomorrow will simply be called "built correctly."
3. Electrification, Resilience, and the Off-Grid Mindset
Every serious mountain architect we work with is designing for electrification. Not because it is mandated — Utah's code is more permissive than California or Washington on gas — but because the owners are asking for it. Induction cooktops. Heat pumps. Heat-pump water heaters. Geothermal loops on the larger lots. Battery banks sized for whole-house backup. Solar arrays tied to the grid but capable of islanding during an outage.
The Wasatch has always had weather events that test infrastructure — ice storms that take down lines, wildfire seasons that trigger public safety power shutoffs, blizzards that leave crews a day behind. By 2034, the best homes in the region will be designed to function completely independent of the grid for two to five days, using some combination of solar + storage + heat pump + passive-house-level envelope + a small backup generator.
This is not survivalism. It is the logical endpoint of designing a home for a place whose climate is becoming more volatile and whose appeal is precisely that it is not in the middle of the city. A mountain home that cannot keep its occupants warm through a real outage is not finished yet.
4. Indoor-Outdoor Architecture at Altitude Becomes Standard
We wrote earlier this month about indoor-outdoor living at 7,000 feet as an emerging discipline. By 2034 it will not be emerging — it will be expected. The technical pieces are lining up: triple-pane multi-slide doors with thermal breaks good enough to run floor-to-ceiling in Climate Zone 7; heated terraces and snowmelt systems with enough glycol capacity to keep a 2,000-square-foot deck usable in January; outdoor kitchens, fireplaces, and lounges built to the same detail standard as the interiors they extend.
The architectural move is the same everywhere: the living room and the view become continuous. The wall goes away. The mountain comes in.
What makes this era different is the honesty with which the detail is being executed. Gone are the cheap aluminum doors that bleed heat. In are insulated multi-track systems from Reynaers, Vitrocsa, and Panoramah, integrated with motorized screens, heated slab edges, and drainage planes that work in 60 inches of snow. The conversation has moved from can we do this at altitude? to how invisibly can we detail it?
5. Material Palettes Rooted in the Landscape
Our material palettes piece spelled this out, but it bears repeating in a future-looking frame: the materials we will see dominating Park City architecture in the late 2020s and 2030s are not the imports. They are the materials that already belong to this landscape.
- Basalt — local, dense, naturally fire-resistant, weathers into the hillside.
- Corten and weathering steel — honest about what it is, changes with the sun, reads as a cousin of the rust-red rock that surrounds Heber and Francis.
- Shou sugi ban charred cedar — not trend, but technique. Char hardens and protects the wood; the surface reads as shadow rather than a statement.
- Heavy timber — glulam, CLT, and mass-timber framing that treats wood as structure, not decoration.
- Architectural concrete and micro-cement — fire-resistant, low-maintenance, and when cast well, quietly beautiful.
- Patinated bronze and zinc for roofs, gutters, and trim — metals that age gracefully and, crucially, pass Class A fire ratings without apology.
The unifying logic is simple: these materials were all chosen by the landscape before we got here, and they will still look right in 2064 because they weather into the land rather than away from it. Trend palettes — whitewashed oak, imported Italian porcelain, matte black everything — will look dated by 2034. Basalt will not.
6. The Scale Conversation Shifts
The 20,000-square-foot trophy home is not disappearing, but it is quietly losing its grip on the top of the market. What we see our most discerning clients asking for is not bigger. It is better resolved. Twelve thousand square feet that works brilliantly. Eight thousand square feet with the detail density of a yacht. Compact primary suites that feel bigger because every surface earns its place.
Part of this is generational — the buyer building a custom home at 45 in 2026 has seen too many friends rattle around in 20,000 square feet they never fully used. Part of it is economic — sites in Empire Pass, The Colony, and upper Deer Valley are expensive, and the trend of lot coverage limits and height restrictions favors homes that go deep on quality rather than wide on footprint. Part of it is philosophical — the next cultural signal of taste is restraint.
By 2034, we expect the prestige home in the Wasatch to more often be 10,000 square feet of exquisite detail than 22,000 square feet of ambition. The Olympics cameras will notice.
7. The Community Paradigm Returns
Ski-resort communities were always communities. But as land values climbed through the 2010s and 2020s, they began to feel more like collections of isolated trophies. That is changing. The next generation of communities — Deer Valley East Village's expansion, the reimagining of Benloch, the programming coming out of Promontory, the vertical integration happening in The Colony — is designing for gathering. Teahouses. Wellness clubs. Yurts for winter dining. Trails that link homes to shared lodges. Art programs and artist residencies.
The home is becoming one point in a larger social and experiential landscape, and the architecture is responding. More porous entries. More front-facing common spaces. Fewer moats of driveway and asphalt. This is healthy. Mountain towns are, at their best, communities. The architecture of the next decade is remembering it.
8. What Will Be Built For the Olympics
Let us be clear about 2034 itself. The Games do not require new permanent venues — all 23 competition sites already exist from 2002, with expansions and renovations to Utah Olympic Park, Park City Mountain, and Deer Valley. Temporary construction begins in earnest in summer 2033. Infrastructure — transit, roads, utilities, broadband — is the larger, longer-running story, with legislation like SB333 already funding venue and infrastructure upgrades.
The private building cycle, however, is where the transformation is happening now. Clients who intend to host family, friends, and sponsors during the Games are running 18–24 month custom-home timelines that target occupancy in 2032 or early 2033. That calendar explains a great deal of the pipeline we see across Promontory, Deer Valley, Empire Pass, and Heber today.
By 2034 the Wasatch Back will be a denser, richer, more architecturally serious region than it was in 2025. The homes built during the run-up — if built well — will be the ones that define what this place looks like for the next generation.
A Note on Honesty
None of what we have laid out here is speculative trend forecasting. Every one of these shifts is visible in the drawings on our desks right now. The homes we are designing in 2026 for 2028 occupancy already incorporate Passive House-adjacent performance targets, full electrification, integrated storage, site-recessive form language, and material palettes built from basalt, steel, charred cedar, and mass timber.
What we are watching, with real interest, is which architects and which builders rise with the standard. Mountain architecture has always had a stratification problem — a wide middle of derivative work, a narrow top of serious practice. The Olympics will accelerate both. The clients who care will find the right teams. The clients who want speed and scale will get what they always got.
The builders who will still be building in 2034 are the ones who decided in 2026 that performance was a discipline, that materials were a language, and that the land always wins.
