Building a Park City Home from Out of State: What Remote Clients Should Know

A significant number of luxury homes in the Wasatch Back are built by clients who don't live here yet. They're in California, Texas, New York, or overseas — drawn by skiing, tax advantages, and the mountain lifestyle. About 40% of our clients at Benloch Ranch build remotely, and the number is similar across our other community projects.

Building a custom home from a distance used to require a leap of faith. Today, with the right builder and the right systems, it's straightforward. But it does require a builder who has invested in remote communication infrastructure — not just a willingness to send occasional photos.

How Remote Builds Work at Roderick Builders

Every client — local or remote — gets access to our Ressio owner’s portal. This is a real-time platform showing the construction schedule, budget tracking, daily logs, change orders, and photo documentation. You can check in on your project from your phone at any time.

We provide weekly video updates from the project site, narrated by your project manager. These aren't shaky phone clips — they're structured walkthroughs that show progress, upcoming milestones, and any decisions that need your input. For Marcella Club projects, we also provide end-to-end virtual management and transparent cost tracking for out-of-state owners.

Many of our remote clients visit the site only 3–4 times during the entire build process — typically at design finalization, framing completion, finish selections confirmation, and final walkthrough. Between visits, the digital systems keep you fully informed.

What Remote Clients Should Plan For

Lot selection remains a critical decision that benefits from an in-person visit — or at minimum, a detailed video walkthrough with your builder. Sun exposure, view corridors, slope grade, and the feel of the site are difficult to evaluate from a photo. We offer free lot consultations and can walk lots with you virtually via video call.

Material and finish selections can be done remotely using digital presentations and physical sample shipments. We send material boards (countertop samples, wood species, hardware options) to remote clients so decisions are made from actual materials, not screen images. Color calibration on screens is unreliable for paint and stone selections.

Time zone coordination matters. For clients on the West Coast, scheduling is straightforward. East Coast and international clients may need to plan call windows around the 2-3 hour offset. We accommodate flexible scheduling for all time zones.

The Pre-Construction Advantage for Remote Clients

Our pre-construction process is especially valuable for remote builds. By the time construction starts, every material, fixture, and finish has been specified and approved. The line-item budget is locked. The schedule is set. This means fewer decisions need to be made during construction — reducing the need for time-sensitive calls and last-minute approvals.

In-person builders often handle decisions informally — a quick conversation on the jobsite. Remote builds don't have that luxury, which actually enforces better planning. Our remote clients often report that the structured communication gives them more confidence, not less.
